What it does

The whole job, not a piece of it.

Most landlord software does one thing and hands you back the other four. Doornomy is built as the single system a management company would run — the vacancy, the lease, the rent, the repair and the books, all writing to the same record.

01 — Rent

Collected before you remember it’s the 1st.

Charges generate on each lease’s own schedule. Tenants pay by bank transfer or set autopay once and stop thinking about it. Every payment posts straight to the ledger — there is no second place to record it.

  • Free for the tenant, on every plan, permanently.
  • Autopay with a retry ladder, and honest handling of bank returns.
  • Late fees assessed automatically against the Texas safe harbor.
  • A check or a Zelle transfer can be logged with proof and verified.
  • Deposits tracked as a liability with the Texas 30-day clock running.

02 — Maintenance

They track it like a package.

A tenant reports a problem with photos from their phone. It’s triaged on arrival, becomes a work order, gets scheduled, and closes with photos of the finished job.

  • Simple problems get a self-fix card first — the tripped breaker, the disposal reset — so a $150 call-out isn’t booked for a two-minute fix.
  • Anything with a safety signal in it is flagged, never triaged away.
  • The tenant sees “a pro is scheduled”, not who and for how much.
  • A completed paid job drafts its own categorized expense in the books.

Also carries the consumer reporting agency’s name and contact details, the statement that the agency did not make the decision, and the applicant’s right to a free copy of their report and to dispute it — as § 615(a) requires.

03 — Leasing

From empty unit to signed lease.

Listing, showings, applications, decision, lease. Every step writes to the same record, so nobody is re-keyed and nothing is lost between stages. Declining an applicant generates its own notice — the part with legal consequences is the part we did properly.

  • Listing copy drafted for you, then checked by a fair-housing linter that blocks publication rather than warning you afterwards.
  • Post kits for Facebook, Craigslist and Zillow, and a QR yard sign.
  • Self-scheduled showings with prequalifying questions attached.
  • Your own screening criteria, applied consistently to every applicant.
  • Lease, tenancy, deposit and first rent charge created as one atomic act — never half-applied.
  • Public listing pages on your own addressIn build
  • Electronic signatureIn build
  • Automated credit and background reportsIn build — screening, criteria, decisions and notices all work today against a manually obtained report.

04 — The Books

January is already done in July.

Double-entry underneath so the numbers are right; plain English on top so you never think in debits. Rent posts itself, expenses are read from a photo of the receipt, and the year sorts itself into the shape your accountant asks for.

  • Per-property profit and loss, and a portfolio cash-flow view.
  • Categorized to the Schedule E taxonomy as it happens, with capital improvements kept separate from repairs.
  • Recurring expenses, owner distributions, per-entity ownership tagging.
  • A year-end pack per property: the figures, a PDF, and every receipt in a zip.

Subject: Your week — 30 Jun to 6 Jul

Three of four doors paid on time. 2B is three days late; the reminder went out Tuesday.

One ticket opened and closed — a sink at 2B. $1,450 came in, $186 went out.

4A renews in 41 days.

05 — Your week

A portfolio you can run on a Sunday.

A dashboard that answers the four questions an owner actually has — what came in, what’s late, what’s broken, what’s coming — and a weekly email that tells you the same thing in sentences.

  • Rent roll, past-due rent, open tickets and money in, at a glance.
  • Lease expirations, deposit clocks and notice deadlines surfaced before they’re urgent.
  • Unlimited users, so a spouse or a bookkeeper gets their own login.

06 — What your tenant sees

No password. No app. No fee.

They sign in with an emailed link. Their balance, their receipts, a button to pay, and a way to report a problem with a photo.

They are never charged a fee to pay rent. Not a convenience fee, not a card surcharge, not a portal charge — and that is the one thing in this product that cannot be switched off for any plan. Where the money goes.

Where it applies

Small portfolios, Texas first.

Doornomy is built for small residential portfolios in the United States, roughly two to twenty doors, held by the person who manages them.

The statutory pieces — late-fee limits, deposit deadlines, notice periods — are currently written against Texas law. Everything else works anywhere in the US, but if you’re outside Texas you should know that going in, which is why it’s on this page rather than in a footnote.

We’ll drop you a line when we open the doors.

Doornomy runs a real portfolio today and is opening to outside landlords in stages. Leave your email and we’ll tell you when your turn comes up — no drip campaign, no sales call.

We use your address to tell you about availability and nothing else. We don’t sell it, and one reply gets you removed. See our privacy policy.
